Heart of the City II office building set for approval

Plans for a new office building and commercial units as part of Sheffield’s Heart of the City II development look set to get the green light next week (6 October 2020).The application covers Block H2 of the scheme, comprising the a former surface car park and part of the highways of Backfields, Wellington Street and Carver Street.Planning permission is sought for for a new mixed-use development of up to nine storeys.The upper floors of the new building would feature about 82,000 sq ft of office space with six flexible commercial units created on the ground floor. An external terrace would be provided on the top floor.The scheme also proposes substantial highway and public realm works, including new pedestrianised streets.The application will go before Sheffield City Council’s Planning and Highways committee on 6 October and is recommended for approval, subject to conditions, in an officer’s report prepared for the meeting.The report said the proposed development would “deliver high quality office space and commercial units in a sustainable location which will enhance the vitality and viability of the City Centre and support the local economy”.The application was submitted by Sheffield City Council with Queensberry as its strategic development partner. The project team includes Montagu Evans, Feilden Clegg Bradley Studios, Turner & Townsend, Arup, Counter Context and Planit.Planning consent was granted earlier this month (September 2020) for Block H3 of the Heart of the City II scheme, comprising a new communal hall for retailers and hospitality operators, along with a flexible space for businesses and events.Plans have also recently been revealed for the historic Leah’s Yard building, which also forms part of Block H, to create a hub for independent businesses, local makers, festivals and unique cultural events.
