Historic Cardiff hotel redevelopment to be unveiled

A business that last year acquired the freehold of Cardiff’s historic Coal Exchange Hotel is set to unveil big plans for its redevelopment in the coming weeks.On Wednesday 27 December, Eden Grove Developments Ltd gave notice that it had re-entered the Coal Exchange Hotel under the terms of the LLP lease and took back possession of the property.A statement from Eden Grove Developments said that a temporary agreement under licence was agreed with the operating business running the hotel, to allow it to continue to operate to minimise disruption.The statement added: “For the first time since February 2023 and the acquisition of the freehold earlier this year, there is now unfettered access to the site for the landlord, so urgent reviews are being carried in light of the prohibition notices placed on the operating business at the later part of 2023 to ensure compliance. This is as well as a full health and safety review of the site.”The assessments have started this week with any necessary works to commence once these have been completed.”Later this month, Eden added it would announce the names of the development partners procured to begin development of the north side of the site.The Coal Exchange, located in Cardiff Bay, was constructed between 1883 and 1886 and was used to trade coal. It was the site of the first £1m business deal at the turn of the 20th century and was later reopened in 1988 as a live music venue.
