Landmark grade A offices lined up for car park site
Plans have been unveiled for the development of an 11-storey grade A office scheme on a surface level car park next to Lanyon Place railway station in Belfast. With sustainability and wellbeing to the fore, the proposal aims to create a world-class example of environmentally conscious design.Acting on behalf of Translink/NITHCo, Turley is seeking permission to develop a one-acre site immediately to the east of the station.A Proposal of Application Notice has been lodged ahead of the submission of a major planning application later this year. The project will involve the redevelopment of the surface car park into a building which will use innovative design with the aim of becoming one of the city’s healthiest workplaces.The building – incorporating about 250,000 sq ft of floorspace – would feature active uses at ground floor level, including retail and a food and beverage offer.Car parking, bike storage and public realm improvements are also envisaged.The scheme will be developed using sustainable, low carbon construction methods. The sustainability and wellbeing targets include BREEAM Excellent and consideration of WELL Certifications as well as the use of sustainable materials throughout the construction phase.Once completed it will be a high-quality, accessible and flexible space that provides workspaces, informal meeting and breakout areas, formal meeting spaces and private working areas. The strategic site is also within walking distance of a range of public transport options and is well located in relation to the rest of the city, ensuring walkability for occupants.In recent years there have been a number of office developments in the immediate vicinity which have transformed the area into a business hub.
