Leeds South Bank scheme set for approval
Proposals for an apartment scheme which will redevelop an ‘unsightly’ area in Leeds and could also feature a gym, cinema and cycle store look set to get the go-ahead.The plans by Citylife Developments comprises a total of 101 flats, made up of 21 studio flats, 56 one-bed flats, 20 two-bed flats and four three-bed flats. The top two storeys of the ten-storey development will be set back to create a roof terrace.The ground floor would be occupied by a gym, cinema and cycle storeLeeds City Council’s chief planning officer has recommended that the city plans panel defer and delegate the decision for approval subject to a section 106 order.Detailed in the suggested clauses for the section 106 order is 5 per cent affordable housing to be provided and a contribution to the sustainable travel fund £14,803.Citylife would also need to make a car club contribution of £10,000 and pay £7,500 for amendments to traffic regulation order to replace three pay and display bays to accommodate loading and car club as well as revenue compensation to the tune of £18,000 for loss of three pay and display bays.The immediate surrounding context includes Manor Mills, an eight- to nine- storey residential development to the east, a single-storey telecommunications centre (with permission for office use) to the west and a single storey warehouse to the south.The wider context includes the Dandara residential development, approved at plans panel in 2015, and now under construction in addition to the eight-storey offices at The Mint on Sweet Street.
