A hybrid planning application which would create a major mixed-use development spanning more than 100 acres in Bristol looks set to move forward.Land to the north west of Avonmouth Way has been earmarked for development by regeneration giant St Modwen.Split into seven parcels, the plot is predominantly flat and contains mainly grassland and small areas of semi-mature woodland. The application set to go before Bristol City Council’s planning committee next week (1 September 2021) is seeking full permission for the creation of a hotel on land called Area F, access works to the site and various other infrastructure works. The venue would comprise 125 bedrooms, parking and ancillary restaurants.St Modwen is also seeking outline permission for the development of areas A,B,C,D,E and G to provide retail, non-residential institutions and leisure uses. The commercial element of the scheme could span almost one million sq ft.The scheme was discussed at a meeting in July, but the authority decided to defer a decision.A report filed ahead of next week’s meeting recommended the plans for approval subject to the finalisation of a section 106 agreement.
