Major plans for former Rackhams building lined up for approval

Transformational plans for the former Rackhams building in Altrincham have been recommended for approval by planning officers. The project, which is being worked on by Bruntwood Works and Trafford Council, forms part of the wider development of the Stamford Quarter. The scheme also marks the former’s first Pioneer building outside Manchester city centre.Lined up is a refurbishment and remodelling of the Rackhams and Bentleys building, along with external alterations and a two storey upwards extension.A mixed-use development would be created comprising of retail, office, leisure and food and beverage uses. The proposal also includes works to areas of public realm around the site.Currently the site comprises two buildings, with larger building formerly occupied by the Rackhams department store, but it has now been vacant for more than a year. ?The smaller of the two buildings is the former Bentleys Fish and Chip Shop at the eastern corner of the site. The ground floor, would be completely redesigned, providing an opportunity for hospitality operators to take space that includes outdoor terraces on Stamford Square.A focus on biophilia has also been introduced through a living wall.Elsewhere, the once-loved House of Fraser store would be transformed into 37,500 sq ft of commercial workspace, with retail and hospitality operators taking 15,000 sq ft on the ground and lower ground floors.A two-storey extension and outdoor terraces on the first floor also feature in the plans, with active travel and fitness supported through new cycle storage and showers.Trafford planning officers have recommended the scheme is granted with conditions, stating the development would act as a “wider catalyst for the wider regeneration of Stamford Quarter.Officials added that it has the potential to attract inward investment to Altrincham and would result in significant employment generation.
