Mixed-use Brighton scheme nears approval

Hybrid plans for the redevelopment of a former factory in Brighton to make way for a mixed-used scheme featuring offices and homes look set to get the go-ahead.The project has earmarked land and building on Wellington Road and Camden Street for redevelopment, as well as the former Flexer Sacks Factory on North Street Portslade.The hybrid application – set to go before Brighton & Hove Council’s planning committee next week – is seeking full permission for phase one, comprising a new building with part ground and part mezzanine office space with residential units above.The new structure would be between ten and 11 storeys and would provide 65 residential units.Outline permission is sought for phases two and three, which would include the development of new buildings ranging from three to ten storeys.These would provide about 50,000 sq ft of office floorspace, 71 residential units and more than 9,500 sq ft for flexible office/leisure use.The project is being led by Luna Group East Sussex Ltd.Approval is recommended subject to the completion of a section 106 agreement, which would secure contributions towards affordable housing and employment among other things.
