Mixed-use plans come forward for Leeds site

Plans have been revealed for a mixed-use development on the site of a former pub in Leeds city centre featuring more than 1,200 apartments and two office blocks.Westrock and Platform are set to present plans to Leeds City Council’s City Plans Panel next week for a multi-storey residential and commercial development on a site at Sweet Street and Marshall Street, to the south of Temple Works in Holbeck.The proposals comprise a development of 1,235 residential apartments in blocks ranging from ten to 27 storeys, two office blocks ranging of four to six storeys and five to seven storeys, a three-storey clubhouse and a two-storey pub.In total, the proposals include 760 build-to-rent apartments, 475 open market housing apartments, 147,000 sq ft of office space and 31,000 sq ft of commercial uses.The former Commercial Public House, which was once owned by Leeds United Legend Peter Lorimer and was the first office of the Associated Society of Locomotive Engineers and Firemen, would be retained and refurbished.About 1.8 acres of open communal spaces would also be created. This would include roof terraced areas, large greened areas and ‘Sweet Street Square’ to the rear of the former Commercial pub and the new clubhouse.The plans also include 74 spaces for the BTR apartments, 100 spaces for the open market apartments and 105 spaces for the office accommodation.Committee members will be asked for their views on the proposed mix of uses, the emerging design, scale and layout of the development, and the residential and office car parking provision.Plans were previously approved in 2007 for a development of residential units, offices, workspace units, community and medical centre use, and crèche and gym uses. An extension to this permission was granted in 2013 but has now expired.
