Mixed-use plans lodged for Sheffield site

Plans have been lodged for the redevelopment of a site on the edge of Sheffield city centre for a mixed-use scheme featuring retail units and apartments.Keeton’s Management Services Ltd has submitted a full planning application to Sheffield City Council for a site at Broom Close and London Road.The plot currently features a pair of vacant office buildings, as well as the site of the former Tramway public house, which was demolished in 2015.An application was submitted in 2021 for a mixed-use development comprising 30 residential apartments, a retail unit and self-storage facility on the site. This was withdrawn earlier this year to move forward with a residential scheme that removed the self-storage element.The new plans include the change of use and extension of the existing office building on Broom Close to create residential units with ancillary car parking.The existing three-storey building at 136-138 London Road would be demolished and this site, together with the former Tramways pub, would feature a new-build mixed-use scheme comprising of a retail unit on the ground floor with residential units above.A total of 59 apartments would be create, with one studio, 37 one-bed, and 14 two-bed units.A planning statement accompanying the application said: “The principle of residential development on the site is supported given the location of the site within a Housing Area. The new Class E unit will provide an active frontage onto London Road, making a positive contribution to the vitality and viability of this District Centre.”The scheme delivers a mix of studio, one- and two-bedroom units all with amenity space, providing a range of unit sizes across the proposals. Each unit has good outlook and there are no amenity impacts within the scheme or to existing neighbouring properties.”The project team includes Spring Planning, Self Architects, Nova Acoustics, Inspire Design & Development, and ADS Consulting.
