More than 300 homes planned for Leeds development
Detailed plans have been lodged for more than 300 homes in the latest phase of a major Leeds development.Evans Homes and J Wilson Farms, supported by Sten Architecture and ID Planning, have submitted a reserved matters application to Leeds City Council for development on Phase E of the Northern Quadrant of the East Leeds Extension.The Northern Quadrant – known as Whinmoor Fields – has been split into six phases of development labelled Phase A through Phase F.The East Leeds Extension (ELE) comprises about 576 acres around the edge of Swarcliffe, Whinmoor and Crossgates, which has been identified for the development of about 5,000 homes.It will be supported by substantial new infrastructure, including the East Leeds Orbital Route (ELOR), which opened in August 2022.Planning permission is sought for a total of 325 homes, ranging from one to four bedrooms.The plans include 49 affordable housing units, 15 per cent of the total., as well as open space and landscaping.A design and access statement submitted as part of the application said: “The proposal includes a range of house types of mixed tenure to meet local policy and housing needs. It provides for a wide range of users and residents to live in a safe and secure environment.”The variety of housing includes apartments, terraces, semi-detached and detached dwellings.”The wider Whinmoor Fields site has outline permission for up to 2,000 homes, retail, a health centre, community centre and primary school.A position statement on Persimmon’s plans for 407 homes on Phase A of the Northern Quadrant was considered by the council earlier this year.Vistry Homes (Yorkshire) and Evans Homes recently submitted a reserved matters application to Leeds City Council for development on the Northern Quadrant.Outline planning permission was granted in 2021 for 875 homes on the Middle Quadrant, known as Morwick GreenIn September, reserved matters applications from Taylor Wimpey Yorkshire and Cullen Land, for 250 and 43 homes, were approved. A separate reserved matters was submitted by Persimmon earlier this year for 517 homes on the northern part of the Middle Quadrant.In August, Plans Panel members discussed an application from Taylor Wimpey and Redrow Homes for 925 homes at Pendas Beck, representing the Southern Quadrant of the extension.Plans for more than 360 homes as part of the ‘Red Hall’ area of the East Leeds Extension were considered by the council in July.
