Next step of major Warrington regeneration scheme to be discussed

The latest stage of major plans to regenerate an area of Warrington is to be discussed.Warrington Borough Council is seeking approval as 50 per cent shareholder of the joint venture Wire Regeneraton Ltd, to approve the disposal of the land known as Bevan Mews.It has also recommended the council’s cabinet approve Wire’s appointment of Langtree Property Partners Ltd as development manager for the project, subject to suitable contract arrangements being in place.In a report recommending the council’s cabinet approve the plans, the authority said they will secure the delivery of the residential development in line with its vision for the area. The Bevan Mews housing development is in line with the regeneration masterplan for the Southern Gateway area.In March 2019 Wire secured outline planning consent for the scheme of up to 160 homes on the site of the former Wilderspool Rugby League Stadium. The planning consent provides for a fully policy complaint housing including 30 per cent affordable homes and is subject to the completion of a Section 106 agreement.Wire will be responsible for submitting a reserved matters planning applicationThe vision for the Southern Gateway, as set out in the masterplan, is to deliver the long-standing ambition of “much needed” regeneration around Old Road and the now demolished Wilderspool Rugby League Stadium.It also seeks to provide new commercial and residential developments adjoining the River Mersey waterfront, as well as enhance the key strategic route of Wilderspool Causeway and Knutsford Road.The Southern Gateway regeneration scheme incorporates the area briefs for Howley Quay and Riverside alongside the Wilderspool Gateway. The regeneration vision includes the delivery some 1,300 new homes, as well as employment and other mixed uses, right in the heart of the town and on brownfield land.The council’s cabinet will discuss the proposals at a meeting on Monday 8 November.
