Pair of residential towers lined up for Leeds site

Emerging proposals have been revealed for the development of two residential towers of 26 and 31 storeys at a location in the south of Leeds city centre.Comprising of 498 flats with car parking, landscaping and associated facilities, the build-to-rent development is lined up for land at the former Doncaster Monk Bridge Works off Whitehall Road.The brownfield site is rectangular in shape and part of the wider Latitude commercial development scheme.A report to be scrutinised at a pre-application presentation next week highights that the scheme – on the Latitude Phase Purple A (formerly Blue) plot – has the potential to impact the setting of the Holbeck, Central Area and Canal Wharf Conservation Areas by virtue of the overall height of the proposed buildings.The wider area is surrounded by a mixture of residential apartment blocks, the river and the canal, cleared land and both completed and under construction elements of the MEPC Wellington Place development.The emerging proposals comprise the introduction of two blocks comprising a total of 498 apartments. The towers would be linked via a double storey height podium level with rooftop amenity space for residents.To add further visual interest and for amenity purposes, 27 projecting balconies are proposed to the easternmost, taller tower, and 129 Juliet balconies are included in the elevational arrangements across the two towers.Between the proposed residential complex and the viaduct, it is proposed to create a tree lined area of public realm comprising a large lawned area and west-east promenade parallel to the grade II-listed viaduct at the north of the site.The development is being brought forward by Hub with Avison Young as agent.
