Phase 2 of Skelton Gate brought to market

Templegate Developments, the joint venture partnership of Evans Property Group and Keyland Developments, has brought the second phase of its Skelton Gate development in Leeds to market.Skelton Gate, in its entirety, is a 170-acre former open-cast colliery site to the east of Junction 45 of the M1.Phases 1 and 2 have planning permission in place for up to 1,100 homes, a new school, public open space, a local centre and a food store. An application is currently running for Phase 3, which, if approved, would provide an additional 700 homes and infrastructure.Savills has been instructed to market the 31-acre Phase 2. It will be sold fully serviced, with Hall Construction Services on schedule to complete the key infrastructure and groundworks by mid-2024. This will enable housebuilders to commence construction of houses to target sales by the end of December 2024, subject to planning.Peter Garrett, managing director of Keyland Developments, said: “Skelton Gate is a prime residential development with huge support from Leeds City Council and Homes England. With the potential for 400 new homes, this offering represents a significant milestone in meeting the escalating demand for residential properties in the region.”A £20m Home Building Fund loan from Homes England is funding infrastructure and ground preparation works for all phases.In addition to enabling the creation of more than 500 new construction and operational jobs, the scheme is contributing to the region’s housing targets following the sale of the 27-acre Phase 1 in January 2022 to Avant Homes and Evans Homes for the development of a combined 415 homes.
