Planning consent for industrial development

Outline planning permission has been granted for a major development of industrial and office space off the M18 motorway.Stretton Denman, supported by Satplan and Calderpeel Architects, submitted an application to Rotherham Metropolitan Borough Council in 2018 for a site of Cumwell Lane in Hellaby.The 38.8-acre application site is adjacent to Junction 1 of the M18 motorway and is currently in agricultural use.The proposed development would comprise about 720,000 sq ft of space for industrial or storage and distribution use, together with about 55,000 sq ft of ancillary office accommodation.The plans also include a heavy goods vehicle (HGV) fuelling station and lorry washing facilities. About 458 car parking spaces and 98 HGV spaces are proposed.It has been estimated that, at maximum capacity, the development has the potential to support the creation of 1,119 full-time equivalent jobs.The council’s Planning Board voted to grant outline planning permission for the development, subject to conditions, at a meeting on 26 November.The approval covers details of access, with all other matters to be dealt with at the reserved matters stage.The decision to grant planning consent was in line with the recommendation of a planning officer’s report prepared for the meeting, as previously reported by Insider.
