Capital Land Property Group has been granted planning permission for a new 1,550-home development in Swindon, Wiltshire, in an area of regeneration known as the New Eastern Villages. The scheme will see the creation of a mix of two, three, four and five-bedroom homes as well as a new primary and secondary school on a site called Great Stall East (pictured) within the New Eastern Villages. A sports hub will also be incorporated into the project, as well as 1,000 square metres of retail space. Around a quarter of the site will not be built on, but will be left as public open space.A spokesman for the developer said the group is in talks with potential housebuilders and is aiming to deliver the project in a joint venture, but could not disclose when a contractor will be appointed. It aims to start on site by next summer. It has a gross development value of £400m.Located in the east of Swindon, the project lies within the area identified by Swindon Borough Council’s Strategic Growth Plan 2026. The plan was adopted in 2015 and aims to deliver a minimum of 22,000 new homes before 2026, with an average of 1,625 per year. A larger New Eastern Villages regeneration scheme will bring a total of 8,000-12,000 new homes, and other facilities to the area. Taylor Wimpey has already been appointed to that project.Capital Land Property Group founder Jeremy Francis said the development will contribute to the area’s “growing reputation as a residential and business hub”.
