Plans approved for Swansea city centre redevelopment

Plans for the redevelopment of a former Woolworth building in Swansea city centre have been approved.Hacer Developments has been granted permission to redevelop, extend and regenerate the building at Picton Yard, 242-246 Oxford Street.The application was approved by Swansea Council on Tuesday 4 February.Through alterations and extensions to the four-storey former Woolworth building, the plan is to create about 20,000 sq ft of retail space, alongside a new city square, grade A office space, and 44 residential units.The proposed development involves the retention of the former Woolworths building, currently occupied by Poundland, with retail at ground and first floor, alongside the conversion of the remaining upper floors to office accommodation.A new mixed-use tower of 12 storeys is proposed to the rear within the yard.The public realm elements of the proposal include the area of the existing Picton Lane car park which would be landscaped and could potentially be used as an outdoor eating/drinking area, temporary market, or as an outdoor cinema/concerts.Significant areas of integrated green infrastructure form part of the plan, including green roofs, urban glass houses covering walls and integrated green walls/planting on the building elevation.According to a report published ahead of the meeting, the provision of the residential apartments would make a contribution towards additional housing within the City Centre Strategic Development Area, while the site is also located at a sustainable and accessible location within proximity of a wide range of services and public transport facilities.The incorporation of the ‘Urban Greenery’ would accord with the council’s emerging green infrastructure strategy for the city centre.Professionals working on the project include Geraint John Planning, Powell Dobson Architects, Green Infrastructure Consultancy, Aqua Ecosystems, Auxilium Engineering Services, Active Building Centre, CB3, Smart Aqua, Swansea Community Farm and Kess 2.
