Plans for major new office building set for approval
Plans for a major new office building in Bradford city centre look set to get the go-ahead at a meeting later this week (21 October 2021).Muse Developments submitted plans earlier this year after signing a development agreement with Bradford Council to bring forward the One City Park office building.The council has also previously secured £7.5m of funding from the government’s Getting Building Fund through West Yorkshire Combined Authority to support the scheme.Planning permission is sought for a five-storey building that would provide 56,403 sq ft of BREEAM ‘Excellent’ office space.Ancillary retail and leisure uses would be provided on the ground floor, with 20 car parking spaces at basement level.The building will be located on the former site of Tyrls Police Station, which was demolished in 2015.The application will before the council’s regulatory and appeals committee on 21 October and is recommended for approval, subject to conditions, in an officer’s report prepared for the meeting.The reported said the provision of new ‘Grade A’ office accommodation was supported and would “further economic growth, employment and investment in Bradford”.It added that the Design Review panel considered the One City Park proposal to be “a positive step in supporting Bradford post-pandemic”.One City Park is a key component of the council’s wider regeneration of the city and is expected to create 300 construction jobs and another 452 employment opportunities once complete.The project team includes Sheppard Robson, Arup, re-form Landscape Architecture, Knight Frank, Turner & Townsend, Design Fire and WSP.Subject to approval, Muse is aiming to start on site later in the year.
