Plans for the redevelopment of a vacant Belfast city centre site which was formerly occupied by BHS are set to move forward after being recommended for approval.Alterity Investments is behind the scheme to transform the Castle Lane property which has lain empty since the department store’s collapse six years ago.Permission is sought for the partial demolition of the existing facade treatment on Castle Lane, Castle Arcade and Cornmarket, alongside the demolition of existing internal staircases and walls and the bridge link over Castle Arcade.The exterior of the building would be reclad while a new access point to the upper floors and central core would be created on Castle Arcade. A partial change of use of the upper floors is also envisaged to allow assembly and leisure uses combined with the sale of food and drink.The rooftop would also provide an area for food and drink.There would be a reconfiguration of existing ground floor storage and associated public realm improvements along Castle Arcade.According to a report to be scrutinised by councillors next week, the proposal is on balance considered acceptable and approval is recommended, subject to conditions.The proposed development is said to represent a substantial investment in the city centre and will secure the physical and economic regeneration and revitalisation of the site and surrounding area.It will also generate a considerable amount of jobs during construction and operational phases and provide a “vibrant mix of uses within the area”.Consent is also recommended for the demolition aspects.Pragma Planning is acting as agent for the application.
