Plans in for 100-bed apartment scheme in Leeds

Plans have been lodged for a mixed-use development of two apartment blocks and commercial space on the outskirts of Leeds city centre. The proposal requires the demolition of a business centre constructed in the 1980s.PRA 1, supported by DPP Planning and Den Architecture, has submitted a full-planning application to Leeds City Council for a site on Melbourne Road in Sheepscar.The proposals cover the demolition of the former Manston Business Centre building and construction of a new residential scheme with ground floor commercial space.Two blocks would be built of between six and seven storeys and featuring a total of 100 flats. The units would comprise one studio, 58 1-bed, 38 2-bed, and three three-bed apartments.Three ground floor commercial units would also be developed suitable for a range of retail, food and drink, and leisure uses. An area of public realm space would be created between the two buildings.Proposals have previously gone before the council’s City Plans panel in April 2017 and March 2018. Following feedback from councillors, the number of blocks has been reduced from three to two, the height has been lowers from nine storeys and the number of apartments reduced.A planning statement submitted as part of the application said the scheme would bring “significant social, economic and environmental benefits”.It said a number of jobs would be created during the construction phase, together with opportunities created by the new commercial units.The new apartments are also expected to boost “residential spending power” to the benefit of shops, services and businesses in the area.
