Plans in for major regeneration scheme

Plans for the regeneration of Channel View Estate in Cardiff have been formally submitted.Acting on behalf of Cardiff Council, the design team led by Powell Dobson has lodged a hybrid application seeking outline planning permission for residential and mixed use development and full planning permission for phase one.The Channel View Estate sits in Grangetown to the south of the Cardiff city centre.Outline permission is sought for the redevelopment and extension of part of the existing Channel View Estate to provide up to 319 residential apartments and houses alongside retail space, communal gardens incorporating allotments and picnic areas, children’s play space, landscaping and cycle/foot paths.A regeneration of the Marl public open space is also envisaged to include new and improved sports pitches, children’s play space, a new ‘beach’ and water features.Full planning permission is sought for a first phase of development incorporating two new tower blocks rising up to eight and 13 storeys providing 81 olderpersons accommodation, a community cafe, and communal gardens with allotments and picnic areas.The project team includes:Architect and masterplanner: Powell Dobson ArchitectsLandscape architect: TetraTechStructural and civil engineer: CambriaM&E Engineer: McCann & PartnersProject manager and cost consultant: Blake MorganPlanning consultant: Amity Planning Consultants
