Plans lodged for phase two of £250m Kampus scheme

Plans have been lodged for phase two of the £250m Kampus scheme in central Manchester, which aims to restore two of the city’s listed buildings to their former glory.The second phase of Kampus, a joint venture between Capital & Centric and Henry Boot Developments to regenerate an undervalued site near Manchester’s Gay Village, centres on the Minto & Turner and Minshull House buildings. These 19th century former warehouses are grade II-listed.The project would also reopen Little David Street to the public once again after several decades of restricted access.Following restoration to preserve as many of the buildings’ original features as possible, it is proposed that Minto & Turner and Minshull House would be revamped to create 59 loft apartments and 14,000 sq ft of commercial space. The commercial units would open onto Little David Street and a new south-facing square off Chorlton Street to improve the offering for leisure occupiers.Little David Street is thought to be one of the only untouched cobbled streets in Manchester. As a key part of the Kampus neighbourhood, the developers believe that it can be transformed into a place to meet, socialise and enjoy some of the city’s best independent bars and restaurants.Phase one of Kampus comprises 478 build-to-rent apartments along with 30,000 sq ft of retail and leisure space on the ground and first floors beneath two 12- to 16-storey new buildings, including a ‘rooftop village’. The scheme also involves the refurbishment of the existing 1960s Aytoun Tower.Green space will be the focal point of the development, including a so-called secret garden.Mount Anvil began enabling works for the first phase of the scheme in February 2017. Phase one is due to be ready for occupation by 2020.Deloitte is advising on planning, while the architect for phase two is shedkm.
