Plans revealed for major South Bank development
Plans have been revealed for a significant development on Leeds’ South Bank featuring more than 2,000 homes, hotel, office, retail, and commercial space. The proposed development, located between Sweet Street, Trent Street and Meadow Road in Holbeck, would repurpose a significant brownfield site and is designed to create a unique landmark for the area. The proposed scheme, brought forward by Yorkshire-based Caddick Developments, aims to create a green, attractive, and sustainable neighbourhood with enhanced public open spaces.Comprised of ten buildings, interwoven with green and enhanced open spaces, the site will also include an onsite travel hub to improve connectivity between Holbeck and the city centre.Subject to planning permission, the development would comprise up to 2,200 homes, with a mix of studio, one-, two- and three-bed apartments.New office, retail, and commercial space, as well a proposed hotel, would provide an economic boost to the community and help attract jobs to the area. The City One site, currently cemented and used as a temporary car park, will be beautified with interior courtyards and public squares, planted with native trees and shrubbery, to provide members of the community with outdoor space to relax and socialise. A new linear park along Sweet Street to the north of the site will be created. The public consultation will run between Thursday 17 February and Monday 7 March. Caddick will also present pre-application proposals to Leeds City Council’s City Plans Panel on 24 February. An outline planning application, seeking permission for the principle of development, is expected to be submitted in the spring. Further ‘reserved matters’ planning applications would then be submitted thereafter to agree the details of appearance, access, landscaping, layout and scale.Councillors will be asked for their views on the proposed scale and form of development, landscape and public realm, transportation and connectivity, and the approach to sustainable development.
