Plans revealed for ten-storey Piccadilly Gardens scheme

Plans to build a ten-storey mixed-use scheme in Piccadilly Gardens which would comprise office, retail and restaurant space have been revealed. The development has been designed to ensure the regeneration of the site and create jobs.Trafalgar Leisure is behind the project, which is earmarked for the corner of Piccadilly and Lever Street. The main plot currently comprises vacant land, while the neighbouring area is occupied by a narrow three-storey property. This is also predominantly unoccupied, although the frontage is grade II-listed.Approval was granted in 2006 for a nine-storey office development on the site. However, with the subsequent change in market conditions it was deemed unviable and the permission has now lapsed.Being proposed now is a ten-storey mixed-use building which would mainly be used as office space. It would provide 49,500 sq ft of floorspace and include retail, leisure and restaurant uses at the basement, ground and first floor.The offices would cover the second to eighth floors and part of the ninth floor. The remainder would comprise a roof terrace and plant room.
