A major housebuilder’s plans to build almost 500 homes on former playing fields in Nottinghamshire have been recommended for approval ahead of a planning committee meeting next week.Avant Homes has brought forward proposals for the construction of 470 properties on land east of Coventry Lane, Bramcote.The majority of the site was formerly playing fields associated with Bramcote College and School but are now surplus to requirements and have not been in formal use for a number of years.Lined up is a mix of two- to five-bedroom units, 30 per cent of which would be allocated as affordable housing.The proceeds from the sale of the land to the developer would be used to build a replacement secondary school at Bramcote College.”The design of the proposal is considered to respond positively to the key relevant design-related policy and guidance considerations set out in both the Greater Nottingham Aligned Core Strategy (Part 1) Local Plan and Broxtowe Local Plan Part 2,” a statement filed on behalf of the applicant said.Broxtowe Borough Council’s planning committee will review the plans on 8 November.A report for the committee said: “The site is allocated in the Part 2 Local Plan for residential development, subject to the prior delivery of a secondary school, and mitigation for the loss of the LWS. The development would achieve both these key development requirements.”The development would deliver a wide range of housing, including the delivery of 30 per cent affordable housing to be provided on site. These matters carry significant weight and, subject to compliance with conditions listed below, and securement of financial contributions and ecology enhancements set out in the section 106, it is considered that overall the development would outweigh any negative impacts.”
