Revised plans have been lodged for a co-living development at Kelham Island in Sheffield.Grantside, supported by Urbana Town Planning and Cartwright Pickard, has submitted an application to Sheffield City Council for a site bounded by Bowling Green Street, Ward Street and South Parade.Planning permission is sought for the demolition of the existing buildings on the site and construction of a seven-storey schemeHive Central would comprise 100 co-living units, together with commercial space on the ground floor, a central courtyard and other shared amenity spaces.Planning permission was granted in 2021 for a development comprising 90 co-living units.The new application includes a number of modifications, including a change of upper floor layouts – with the removal of two bed apartments and increasing the co-living apartments. A change has also been made to roofline, including a reduction in duplex units and a reduced building height to Ward Street.A planning statement accompanying the application said: “In keeping with the acceptability of the previous approval, the finalised proposals provide a design and density of development that will greatly enhance the characteristics of the surrounding area and the built environment in which it will be set, as well as making a significant contribution to the wider ongoing growth and regeneration in the Kelham area.”Grantside has also recently submitted a new application for the construction of an office building on a site at the corner of Charles Street and Norfolk Street.It follows a decision by the council’s planning committee to refuse planning permission for a seven-storey office building last year. Members said the scheme would have a harmful impact on residents of nearby buildings and have an “overbearing impact” on listed buildings in the area.The new application seeks approval for a six-storey Grade A, Net Zero office building, with a stepped back top floor. Flexible retail and commercial space would be created on the ground floor.
