Revised plans for site opposite Hillsborough Stadium set for green light

Revised plans for the redevelopment of a site opposite Hillsborough Stadium used as a car park on Sheffield Wednesday match days are recommended for approval next week (7 September 2021).Jaguar Estates, supported by DLP Planning and The Harris Partnership, submitted a full planning application to Sheffield City Council earlier this year for a 12.1-acre site bounded by Penistone Road, Herries Road and Herries Road South.The site has most recently been used as a temporary car park on Sheffield Wednesday match days.Planning permission is sought for the demolition of the existing buildings on the land and construction of nine commercial units.The proposed mixed-use development would include a 20,440 sq ft Aldi store, as well as a gym, three storage and distribution units, two drive-thru restaurants, a builders’ merchant and a vehicle maintenance unit.The new units are expected to support job creation in the area, as well as short term employment during construction.Planning permission was previously granted in January 2020 for a development of 14 commercial units on the site.The revised plans seek to reduce the number of units and the overall floor space from about 126,000 sq ft to 105,000 sq ft. Three of the previously approved retail units would be replaced with a gym and a commercial B8 unit.The new scheme also includes changes to the layout of the site and design of buildings to accommodate the operational requirements of proposed end users.The new application will go before the council’s Planning and Highways committee on 7 September and is recommended for approval, subject to conditions, in an officer’s report prepared for the meeting.The report said the impact of the development on nearby district and local centres would be reduced from the previously approved scheme as less retail space is now proposed.The project team comprises DLP Planning, The Harris Partnership, Weddles, SCP, ENS, Wardell Armstrong, Eastwoods & Partners, Energytest and JF Finnegan.
