Tigg + Coll wins approval for 21-home west London scheme
Tigg + Coll Architects has been given permission for a ‘bookend’ scheme with 21 homes in Kilburn, west LondonThe plans involve the demolition of a three-storey, detached 13-flat building on the corner of Cavendish Road and Willesden Lane. This will be replaced by a part-five, part-six storey building and new garden space. The block will sit opposite over the road from another consented housing scheme by Tigg + Coll: a five-storey, 10-flat scheme on the other corner of Cavendish Road and Willesden Lane. This scheme was approved by Brent Council in 2020.None of the homes in the latest scheme will be affordable, however, a £150,000 payment will be made towards off-site affordable housing provision. Brent Council planners have said they accept the scheme would not be viable with onsite affordable housing. Two ward councillors and residents of 18 neighbouring properties objected to the plans, for reasons including loss of light, loss of the existing building, impact on traffic and parking, disruption caused by construction and the height and bulk of the proposed plans. The scheme also received six comments in support.Planners at Brent said the scheme would ‘make efficient use of a small residential site to deliver new housing’, adding that the existing housing onsite is ‘substandard quality’. They added that the design, scale and height of the building are ‘appropriate’ and that there would only a ‘very limited’ loss of light and outlook to neighbours. The plans were approved by Brent Council’s planning committee last week (14 June). The project is due to begin on site in 2023.Location Cavendish Road, west LondonLocal authority BrentTypology ResidentialClient ANX DevelopmentsArchitect Tigg + CollPlanning consultant Iceni ProjectsStructural engineer Civic EngineersM&E consultant IntegrationLandscape architect Philip Cave Associates
