Transformation plans for prominent city centre building
A prominent Manchester city centre building is the subject of fresh plans to transform it into a commercial development.Thackeray Investments is consulting on plans to revamp 7-9 Piccadilly into a landmark building that aligns with the city council’s ambition to reshape Piccadilly Gardens. The site is currently occupied by a three-storey building with commercial premises, occupied by Superdrug and Greggs, at ground floor, with the upper floors largely underutilised.The developer is expected to submit a planning application for its emerging plans later this year. The proposals would retain retail development and active frontage to Piccadilly Gardens at ground floor.They also provide for a sensitively designed upward extension to introduce new high quality Grade A office accommodation, including roof terrace. Under the bid Thackeray Investments also proposes to breathe new life into Back Piccadilly.The emerging plans include new access to the office accommodation, providing visual improvements and increased security. The introduction of planting and public realm also demonstrates a clear commitment to the creation of a new, reimagined, green link between Piccadilly Gardens and the Northern Quarter.The proposed development is ‘car free’, utilising the highly sustainable and accessible location of the site on Piccadilly Gardens.It will also maximise opportunities for walking, cycling and public transport – with on-site cycle parking facilities to be provided. Thackeray Investments is being supported in the development of the plans for 7-9 Piccadilly by Barton Willmore, 5Plus, Buro Happold and Mode.
