St. Modwen Secure Gatwick Development

St. Modwen has successfully secured detailed planning permissions for a 64,752 sq ft unit at St. Modwen Park Gatwick. Which is the organisations new logistics park located just 5.5 miles from Gatwick Airport.

Planning permissions were granted by Mid Sussex District Council in April, and the new until will form the second phase of development at the site. In the first phase, a 100,000 sq ft unit, which is pre-let to Gatwick Airport, is currently under construction and is likely to be ready for occupations later in the year.

The unit, which is believed to be the largest one in the Gatwick Diamond area for more than a decade, has seen St. Modwen revise their initial outline consent, with detailed plans to recreate a significantly taller building with an internal height of 12.5 metres. The additional 4.5m height is to cater to market demand, enabling more space for warehouse racking and the potential for additional mezzanine floor space, should it be needed.

David McGougan, Senior Development Manager at St. Modwen, said:

“Our confidence in Copthorne is clear and securing planning for a further 64,000 sq ft of warehouse space in the area evidences this.

“Hot on the heels of our major pre-let with Gatwick Airport Limited, we are bringing to market a unit that will fulfil demand and allow an occupier, keen to be close to major road, rail and air travel networks, to thrive.”

Demand for industrial space is high in the area, and St. Modwen’s Grade A specification building benefits from B1 and B8 planning uses including:

  • 24-hour access
  • Seven dock level loading doors, and
  • A 50m deep secure service yard

The site also offers a superb location for an airport-related UK logistics business. It is located adjacent to J10 of the M23, which serves both Gatwick and Crawley, the Copthorne site has easy access to the M25, linking it to the South Coast.

William Merrett, Senior Associate Director at BNP Paribas Real Estate, agents for St. Modwen Park Gatwick, added:

“With Gatwick airport just over a 10-minute drive away, this new unit will provide a prime location for a leading industrial and logistics business. We have confidence in the scheme and look forward to welcoming an occupier keen to either relocate or expand into the popular Gatwick Diamond area.”
